Alaska has no state income tax and no statewide sales tax, but property taxes collected by boroughs and cities can still be a meaningful expense, especially for retirees on a fixed income. Fortunately, Alaska offers one of the more generous property tax exemptions for older homeowners.
Many eligible residents miss out simply because the exemption is not automatic. Understanding the basics and applying on time can keep more money in your retirement budget.
Who may qualify
Under Alaska law, municipalities that levy property taxes must exempt a portion of the assessed value of the primary residence of qualifying senior citizens, generally those who are 65 or older and own and live in the home. Qualifying disabled veterans may also receive the exemption, and certain surviving spouses of eligible seniors or veterans may continue to qualify.
The exemption applies to a set amount of the home's assessed value, and some municipalities offer additional local exemptions on top of the state-required amount. Because exact amounts and local rules can change, check with your borough or city assessor for the current details.
A single application can lower your property tax bill for every year you live in your home.
How to apply and plan ahead
Applications are filed with the local assessor, such as the Ketchikan Gateway Borough assessing office for homes in the Ketchikan area. You will typically need proof of age, proof of ownership and proof that the home is your permanent place of residence. There is an annual filing deadline, so submit your application early in the year.
Some municipalities require you to reapply each year, while others renew automatically. Notify the assessor if you move, rent out the home or otherwise stop using it as your primary residence.
Finally, put the savings to work. Lower property taxes can help fund healthcare costs, home maintenance in a demanding climate or an emergency fund that gives you peace of mind in retirement.
